New opportunities to serve our clients

Spring is in the air! Hints of warmer temperatures have teased us a few times in the last few weeks. Warm weather lovers have been jolted into reality a few times as well, as another cold front sweeps away the warmth and reminds us that winter hasn’t yet had her final say! In spite of this, your real estate team has kicked off 2015 with more pending sales for January and February when compared to the same time in 2014. How this movement will translate into the coming months remains to be seen, but we are encouraged by what we hope is a trend that will continue in the months ahead.

We welcome the opportunity to serve and build lasting relationships with our clients! And, we’re adding new technologies to help support our efforts to enhance our services to you and those you care about. Our newest technology enhancement brings cutting edge 3D imagery and virtual tours to our premium listings, where the owners have committed to staging and presenting their homes in a way that the technology can truly enhance the online appeal of their home. New inventory is hitting the market at an increasing pace. The best possible selection of property will be on the market over the next 90 days or so, and our Buyer’s Agent team is ready to assist. They possess the highest level of concentrated training in our marketplace and are excited to put their skills to work for you. They are a resource not only for homes that are listed in the MLS, but also new constructions and homes about to come on the market, and they can even help protect our clients from costly mistakes by representing them in the purchase of an unlisted property.

Speaking of the spring buyers market, USDA Rural Housing loans (which provide 100% financing for purchasers who meet relatively generous income requirements) have expanded their availability areas to include most all of Oak Grove and the City of Petal. Spring makes me happy! I have never known anyone to say that they wish Spring would hold off for a few more weeks! I found a quote from Virgil A. Kraft that sums it up for me… “Spring shows what God can do with a drab and dirty world.”

Spring in the real estate world is our busiest time of the year. I’m sure every Realtor tells you that Spring is the optimum time to put homes on the market. All of us here at The DeLois Smith All Star Team are geared up and ready for the busy days ahead, but our stagers and marketing specialists are living up to our motto… “The All Star Difference” with new and exciting inspiration.

Statistics prove that a staged home sells 50% faster and at a 6% higher selling price than one not staged. Believe it or not I have had many agents from other agencies tell me that they love to show a DeLois Smith listing because they know they will walk into a beautifully staged and clean home. As I was talking to one of my listing referrals while standing in line at Corner Market recently, I asked him what he thought about how fast his home sold. He said that he just did everything DeLois and Vickie told him to do and it sold in 3 weeks! Oh how we love sellers like him!

Another interesting fact for sellers is that for every dollar one spends for improving the condition of their home, they can expect to get $3 back! Improvements could be simple things like renting a storage unit to declutter your home while it is on the market or neutralizing some walls. Paint is cheap and makes a huge difference in the way your home shows. I know sellers are crunching numbers so maybe these statistics will ease your mind a bit when having to pay for improvements.
